The Senior Investment Analyst conducts valuations of multifamily assets for The Mogharebi Group Advisors for broker opinion of value and offering memorandum. The Investment Analyst department is an integral part of the growth and development of our organization. The Investment Analyst team in conjunction with the listing Advisor, establish the pricing and tell the story and upside of the investment asset.

The candidate will have a solid background and knowledge in market research, market analysis, financial modeling, real property valuation, and professional writing. The right candidate will have these additional key attributes: detail-oriented, the ability to multitask, self-motivated, highly organized, and strong time-management skills as the quick turnaround of proposals are essential to winning listings for our team.

The candidate will have the opportunity to work and learn from an experienced team, in a collaborative work environment, which will fast-track them to become an expert at valuing multifamily assets.

DUTIES & RESPONSIBILITIES:

  • Prioritize and manage proposal and marketing assignments as they are assigned
  • Manage underwriting workflow in conjunction with the project managers and Advisors to ensure all projects are completed in a timely manner based on the merits of the project to the company i.e., $50MM high-probability projects get priority over low-value low probability projects
  • Ensure the Investment Analyst department provides impeccable customer service to our Advisors
  • Read, abstract, and analyze complex legal real estate-related documents such as leases and loan documents
  • Analyze and reconcile financial reports, including but not limited to rent rolls, income statements, balance sheets, and cash flow statements
  • Identify and analyze comparable sales and rents to provide pricing support for proforma valuation
  • Identify and convey qualitative and quantitative characteristics of each investment opportunity
  • With little oversight, prepare underwriting, proposals, and marketing collateral, including drafting investment highlights and overviews, rent surveys, and area overviews
  • Quickly drop financials into the model and prepare proforma for review with the VP of Investments
  • Inspect properties for information, valuation, and comparison
  • Develop an investment thesis to pitch the upside of the asset
  • Research local submarkets and markets to create additional stories to sell the location
  • Work with the design team to design the approved financials and story that you have completed, into offering a memorandum and broker opinion of value
  • Assist with quarterly market report research and writing
  • Update the underwriting template as workflow changes and we find ways to enhance production or presentation
  • Identify opportunities as they arise to improve the quality or production of our company
  • Maintain relationships with our capital market partners to ensure we get loan quotes in a timely manner, let the managing Advisor know if it makes sense to use a new capital partner
  • Update and/or create marketing collateral on behalf of Advisors
  • Create news articles/PR on business activity and submit them to the VP of Investments
  • Assist with weekly markets and sales comps
  • When necessary, help the research department with on-market reports and sourcing property ownership and contact information
  • Track and update projects in CRE as you complete them and follow up with Advisors for information and approvals as needed
  • Review and contribute to the market story that will be reflected in our quarterly market report research and writing i.e., the federal reserve is raising rates 3 times in 2022 while the market is experiencing record-setting growth, values will likely be tempered by higher interest rates
  • Oversee and update the Advisor PowerPoint template to reflect best in practice as the market changes
  • Consult with the VP of Investments to manage advisor expectations and act as a product expert to guide them. For instance, if there’s a legal issue with a listing to provide the proper disclaimers in the offering, identify if there may be a lending issue or other issue that will limit the marketability of an asset, provide accurate guidance on timing and work with advisors who are feeling a pinch to hit the market to do it in the most accurate and save way possible given the variables at hand, etc.
  • Manage a team of 1-3 Investment Analyst to quickly turn around the assignment
  • Assist with recruitment and training
  • Facilitate the training of new hires
  • Provide feedback and knowledge to the Analyst team and Advisors
  • As part of the review committee provide feedback on offering memorandum and broker opinion of value to ensure the quality of information

 

REQUIRED QUALIFICATIONS AND EXPERIENCE

  • Minimum of 5+ years of Multifamily Investment experience
  • Bachelor's Degree from a 4-year college or university
  • MBA, MRED, CCIM, CPM, MAI, CFA (I, II, III), CAIA or CA Real estate license is a plus but not required
  • Acquisitions, Investment Banking, Appraisal, Asset Management, or Appraisal Experience is a plus

 

REQUIRED CORE COMPETENCIES

  • Proficient in Microsoft Office, financial modeling, real estate valuation, and professional writing
  • Needs to have a solid understanding of multifamily valuation and capital markets
  • Must have a strong understanding and ability to use Excel, Word, and Outlook
  • Honest and ethical candidates with a positive personality
  • Self-motivated with keen attention to detail
  • Strong interpersonal, verbal, and written communication skills
  • Ability to work in a fast-paced dynamic environment and change priorities accordingly

Base Salary Range $90,000 -$140,000

Actual base salary within that range will be determined by several components including but not limited to the individual's education, experience, skills, qualifications, and job location.
